What is a home inspection?
A professional opinion and report regarding the condition, function, and safety operations of the inspected home’s readily accessible systems and components at the time of the inspection. This includes a representative number of components, as well as the methods used to describe and formulate such opinions, based on a limited visual observation, using standard operating tools at the time of the inspection.
Is a home inspection a code inspection?
No, this is a common misconception. Building inspectors, who perform code inspections, are responsible for ensuring buildings and homes meet building codes, while home inspectors make visual inspections and provide a written professional report regarding the condition of the home and property.
What does a home inspection include?

Does a home fail an inspection?
No. A home will/should never pass or fail an inspection, but rather provide an informative opinion, through a professional report, regarding the current condition and operations of the homes readily accessible systems and components. At Home Fax Inspections, we use non-invasive language and will never pass or fail an inspection.
What happens if the inspector finds defects or issues with the home?
No home is perfect, even brand new homes. This is extremely important for buyers to understand as no home inspection will ever be entirely free of any notable condition observations. You agent/realtor should negotiate on your behalf with the sellers agent to have items repaired, replaced, or factored into the purchase price, depending on the severity of the issues and observations noted within the inspection report.
Does Home Fax Inspections offer any guarantees?
At Home Fax Inspections, we go above and beyond standard expectations and traditional home inspection requirements. We offer a 100% Satisfaction Guarantee, or your money back, along with a 24 hour report turnaround time guarantee! Turnaround time is not guaranteed for reports delivered or mailed directly to the client, or through any delivery means other than electronic communication.
What should I expect before, during, and after a home inspection?
When you (the client) decide to use our services, we’ll first obtain your preferred date(s) and time(s) for the inspection. Home Fax Inspections will contact and work with your agent/realtor to schedule the home inspection. Typically, your agent/realtor will need to receive permission from the seller and/or seller’s agent before confirming the appointment. Once scheduled, we’ll provide you with a confirmation and begin our preliminary database searches and records retrieval process.
On the date of the inspection, your inspector will arrive 15-30 minutes prior to starting the inspection. Once you and your agent/realtor arrive, we’ll take a brief walk through of the home together and the inspector will allow you to voice any concerns you’ve notice or questions you may have. A Pre-Inspection Agreement and Authorization to Release Form will then be reviewed and signed by the client. Payment is also due at this time, if not completed already, and a ‘paid’ receipt will be supplied to the client for their records. A typical inspection will last approximately 3-5 hours.
Once the inspection is completed, Home Fax Inspections will complete and issue the PDF inspection report to the client, and any other authorized parties, by email within 24 hours of the end of the inspection. Turnaround time is not guaranteed for reports delivered or mailed directly to the client, or through any other means than electronic communication. You will also receive the Environmental Records & Home Energy Audit with the inspection report at this time.
Why do I have to sign a Pre-Inspection Agreement?
This is standard operating procedure. A Pre-Inspection Agreement clarifies the scope of the inspection and outlines fees and payment, disclaimers or warranties, limitations on liability, professional licensing and accreditation information, and other legal information that must be disclosed and agreed upon between the client and inspector (Inspection Company). You are more than willing to have your agent, realtor, or attorney review the agreement prior to signing. Any legitimate home inspection company utilizes a Pre-Inspection Agreement to protect you, their inspectors, and company.
I’ve found cheaper inspectors, why should I choose Home Fax Inspections?
Cost is a legitimate concern for all of us, and Home Fax Inspections utilizes extremely competitive pricing strategies, but any reputable inspector would recommend that you NOT choose an inspector based on pricing alone. Simply put, a home purchase is the largest investment you’ll probably make in your lifetime. Hire a professional, no matter who it is, and consider cost to be your “tie-breaker”, at best. You can find many, many articles describing the risk involved with simply choosing the cheapest inspector. On the contrary, be cautious not to tip your hand as some inspection companies exploit this well-known stigma and take advantage of prospective clients who express they’ll “pay what it takes” to hire to the right person.

I’ve had a home inspection completed before, is Home Fax Inspections any different?

In addition to the home inspection report, you will receive an Environmental Records Report, Energy Audit, and any other applicable research findings with your report that are conducted prior the start of the inspection.
Although each home inspection process and report may look different, inspected areas and findings are generally similar from one report to another, as long as the inspection is completed by a professional. However, unlike other inspection companies, we place our findings into Low, Medium and High Impact Ratings, which are then used to generate a pie graph summary, providing the reader a visual observation of our total findings as opposed to words on paper. These impact ratings are similar to what most inspectors use to describe an inspected component as Satisfactory, Acceptable, or Defective. Other than the inspection report, what will I receive from Home Fax Inspections?
In addition to the home inspection report, you will receive an Environmental Records Report, Energy Audit, and any other applicable research findings with your report that are conducted prior the start of the inspection.
Do I need to be present for a home inspection?
No, you are not required to be present (as long as payment has been received in advance). However, it is HIGHLY recommended that you attend the inspection, or are at very least are present during the beginning or ending of the inspection.
Will I be charged for any additional expenses other than the inspection fee?
No, unless you request additional Radon or Water Quality Testing that is not covered under the flat-fee for local and non-local home inspections.
Does Home Fax Inspections offer mold testing or inspection?
We are not licensed to conduct mold testing, although common observations may suggest that “mold appears to be present” throughout a home inspection. If such observations are made, it will be recommended that the client hire a licensed mold specialist/inspector to confirm the presence of mold, test the substance, and report on the areas exposed to such bacteria.
Does Home Fax Inspections offer radon testing?
Yes. Radon testing is an additional $20 fee and results typically take 2-3 weeks to receive. You may request expedited services for a total charge of $50 for approximately 1 week results. (Note: the 100% Satisfaction Guarantee is not contingent upon radon testing results as laboratory testing is conducted by a third-party and outside of Home Fax Inspections control).
Does Home Fax Inspections offer water quality testing?
Yes. Water quality testing kits are available for an additional fee of $20. Testing includes the presence of calcium, zinc, and other minerals through a 5-panel test.
What coverage areas do Home Fax Inspections service?
Local coverage areas include all cities within Oakland, Macomb & Wayne County
Non-Local coverage areas include all cities within Genesee, Lapeer, St. Clair, Livingston, Washtenaw, Monroe, and Lenawee County.
Can I request services outside of these areas?
Absolutely. We may charge additional travel related fees for coverage areas outside local and non-local areas, and cannot guarantee we will be able to fulfill a request.

Your real estate agent/realtor, seller’s agent, and seller will all most likely be involved in the home inspection process. Depending on the nature of your buy and sell agreement and specific situation, other individuals may be present or excluded from involvement as well. How do I submit feedback to Home Fax Inspections?
Upon receiving your inspection report, you will be asked to submit feedback through a feedback form, which is strictly voluntary. Should such feedback be provided, Home Fax Inspections reserves the right to publish, distribute, or use the information for marketing and advertising purposes at our discretion. Personal information is never released, and author notations are always placed as “First Name, Last Initial” (ex. Jane S. or Jane and Jake S.). You are also more than welcome to leave feedback on our Facebook Page or Twitter Handle as well.
If I’m using Home Fax Inspections as a recommended inspector from my agent, who do you work for?
Home Fax Inspections always works directly for the client, you. Although we may have a pre-existing relationship with the buyer’s agent, this does NOT constitute the right to withhold information from you. This is one of the primary reasons why we do not strictly market toward real estate companies.
Who will receive access or be able to view my home inspection report?
This is based on who you designate the inspection report be released to on the “Authorization to Release Form” signed during the Pre-Inspection Agreement. It is HIGHLY recommended that the report be released to your agent/realtor at bare minimum, and Home Fax Inspections is not responsible for third-party distribution to any unauthorized parties (ex: your agent shares the report with the seller’s agent, whom you did not authorize a release for).
